  • I am a licensed agent in California and will list your property for rent, show it to prospective tenants, and keep you informed on the process.

    I will take high quality photos of the interior and exterior to present your property in its best light.

  • I conduct the following checks:

    • Credit Check

    • Employment verification

    • 3X income to rent rule

    • Eviction history check

    • Criminal history check

    • Previous landlord calls

    I also evaluate the tenant on a comprehensive basis to find the best fit.

  • Rent is due on the 1st and late by the 6th of the month.

    I collect all rents online through the portal. I stay on top of the tenant and encourage them to pay on time. I also charge late fees after the 6th of the month as a penalty for late payments.

  • Tenants submit maintenance requests through the portal. I respond to these requests rapidly, finding a vendor who can service your property at a competitive market price.

  • I keep your property insurance up to date and will handle any emergencies that require insurance contact on your behalf.

  • Log into your owner portal to view statements & more, such as:

    • Rent collection and processing

    • Payment of maintenance vendor bills

    • Payment of monthly items at the request of owners

    • Owner statement and direct deposit by ACH processing to your bank account

    On an annual basis, you will also receive the following:

    • Tax statements and 1099s

    • Annual summary owner statement

  • In the unfortunate case of a tenant needing to be evicted, I will work with a lawyer to evict the tenant quickly and legally. I have been through the eviction process multiple times and will strive to get you a new tenant as soon as possible.

I am online checking email and phone daily during working hours and after hours. I will respond promptly to any problems or inquiries. I will ensure that there are no rental delinquencies. I will handle tenant turnover quickly and seamlessly. I will ensure that new tenants are financially qualified and have a clean record. I will manage any insurance needs for your property, and file claims when and if needed on your behalf. I will handle any maintenance needs with proper situational awareness. Generally, I will aim to save you money on maintenance, while fixing the issue in a timely manner for your tenant.
