How Do I Help Property Owners?
I am a hand’s on property manager who responds swiftly, uses good judgment, and handles work in a timely manner. I show up to your property regularly and ensure that things are functioning smoothly. I track every dollar that flows through your property to optimize your income stream. By providing high quality management services, I will increase tenant retention, decrease property issues, and increase the value of your asset over time. Here are the ways I can help you:
1) Mitigating owner liability - My familiarity regarding California real estate law will keep all dealings with tenants and vendors trouble-free. All serious problems where an owner can get sued will not take place under my management. This cannot be said about other management companies who often use new employees without this legal familiarity and let them work on your property. Even a property manager’s assistant can make big mistakes that cost you greatly. That will not happen under my watch.
2) Day-to-day operational oversight and tenant communication - I am a hands-on property manager. I enjoy being on-site, getting to know the tenants, and solving their problems so that they continue leasing long term. I respond quickly when tenants have concerns and I keep ownership informed of issues that arise.
3) Maintenance coordination, vendor management, and cost control - I use vetted vendors with up-to-date insurance. I have spent time to find the best vendors with high quality service at good prices. In the case of an emergency, I can have someone out to your property the same day.
4) Rent collection, expense tracking, and financial reporting - I collect rents from your tenants and follow up with anyone who may be delinquent. I create reports that show you where you stand financially and provide monthly property updates. At the beginning of each year, I create a budget for your property that we review together.
5) Lease administration, tenant notices, and compliance oversight - I procure and lease new tenants, conduct move-in and move-out inspections, and manage unit turnover. I conduct background checks, income verification, and pre-screen all tenants prior to them even applying to rent. This ensures you will get a good, long term tenant and not have to deal with vacancies in the future.
6) Property inspections, documentation, and compliance - Properties must stay up to date with a variety of inspections and compliance matters. This often includes elevator inspections, fire safety (alarm, sprinkler, extinguishers) inspections, and back flow inspections but may include other building specific items. I track these items and renew them on a schedule for your property.
Many owners come to me after dealing with slow managers who let repairs drag on too long, constant manager changes at a larger firm, or a management company that is simply managing too many units and cannot care for theirs properly. I purposely limit the number of properties that I take on in order to ensure yours is managed effectively and fully.
How Pricing Works
I keep pricing simple. While most managers put your property through an AI tool and pretend to give you detailed information on it in order to justify charging 8-12% for the same services that all other property managers provide, I prefer to keep my prices low and transparent. You do not need to contact me or input any personal information to get a price.
Monthly Management Fee: I charge 5% of monthly rent as a management fee. I do not charge for tenant procurement. That is included in your monthly price. If you can find a legit management company with better pricing, please send me their info and I will match it.
Management Agreement: Management is structured on a flexible, month-to-month basis with a standard notice period, allowing owners to continue the relationship based on value and performance.
