Who Am I?
I am an independent property manager who responds swiftly, uses good judgment, and gets work handled in a timely manner. I have a degree in management from the Wharton School at the University of Pennsylvania, where my studies also included courses in finance, law, and accounting. I will clearly track every dollar that flows through your properties and optimize the income for you by keeping costs low, while still using quality vendors and contractors when work is needed. By providing high quality property management services and slowly adding improvement to your property, I hope to increase the value of your asset over time.

In addition to property owners, I also work closely with a trusted group of vendors who provide me with optimal pricing and response time to problems that may occur at your property. I believe it is important to work with vendors who are honest, hard working, and efficient. If you have vendors that you prefer working with at your property, I can easily set them up in my system and work with them on your property.
How Do I Help Property Owners?
1) Mitigating legal liability and risk to the owner - I am extremely familiar with California and specifically San Diego law regarding real estate and tenant dealings. My number one goal is to minimize the legal liability that you will face in owning and renting your property. I understand that this is one of ownership’s biggest fears and it is my responsibility to quell that. I want owners to be able to trust my knowledge and experience in situations involving tenants, knowing that I will handle the situation carefully and in a legally sound manner.
2) Day-to-day operational oversight and tenant communication - I am a hands-on property manager. I can be at the property as often as you need me to be. I enjoy being on-site, getting to know the tenants (to their degree of comfort), and solving their problems so that they continue leasing long term. I respond quickly not only to you, but also to your tenants when they have problems or concerns.
3) Maintenance coordination, vendor management, and cost control - I use vetted vendors whose work I have spent time getting to know. They provide high quality service at good prices. In the case of an emergency, I can have someone out to your property the same day.
4) Rent collection, expense tracking, and financial reporting - I collect rents from your tenants and follow up with anyone who may be delinquent. I provide monthly reports that show you where you stand financially and go over anything that took place at your property that month. This gives you a clear idea of what is happening at your property. At the beginning of each year, I create a budget for your property and go over it with you so that we are both on the same page about how to handle financial matters at your property. I always request approval from owners before authorizing work over $500 for maintenance needs. If you would like to adjust that number either up or down, we will also go over that at the same time.
5) Lease administration, tenant notices, and compliance oversight - I handle everything from procuring and leasing new tenants, to handling move outs and turnovers. I manage these matters with the highest degree of care in order to make sure you are getting the best possible tenants who are safe, considerate, and financially responsible. All tenants will be background checked and income verified.
6) Property inspections, documentation, and compliance - Properties must stay up to date with a variety of inspections and compliance matters. This often includes elevator inspections, fire safety (alarm, sprinkler, extinguishers) inspections, and back flow inspections but may include other building specific items. I track these items and renew them on a schedule for your property. I also ensure that all vendors and tenants have up to date insurance so that if anything goes wrong, we are covered.
Many owners come to me after dealing with unresponsive managers, poor vendor follow-through, or unclear financial reporting. I provide straightforward communication, clear documentation, and direct accountability—so owners always know what’s happening at their property.

I’ve worked directly with owners, tenants, contractors, and service providers, and I understand the importance of protecting and increasing asset value while maintaining smooth day-to-day operations.
I also bring a strong financial foundation, allowing me to approach property management with an owner’s perspective on cost control, reporting, and long-term asset performance.

As an independent manager, I intentionally limit the number of properties I take on. This allows me to remain directly involved in each property’s operations and ensures that owners and tenants always deal with the same point of contact.
